The intent of this email is to identify Daryl A. Crotts as a key player contributing to the success of a new lease agreement made in the Wichita area.

GS-06P-50046 is a lease agreement that the general services administration (GSA) has made with Vantage Point Properties. Inc.  Located near the intersection of East 32nd St. North and Cypress Street in Wichita, Kansas.  This 12,172 rsf build-to-suit will be a delightful contribution to the quickly developing, northeastern part of Wichita. And, with a total contract value of just under 3.1 million dollars for ten years, all interested parties are excited for  construction and occupancy.

Daryl discovered that the GSA was interested in build to suit options for the social Security Administrations (SSA) office of hearing and appeals (OHA) and tirelessly worked to find sites that met the solicitations criteria., Offering information for several locations, Mr. Crotts played a vital role in the chain of events leading to award.  

Acting as broker for the land, but realizing that GSA had no intention to purchase and construct its own building, Daryl connected the GSA with a reputable developer who handled the process from the issuance of the SFO.  So, while Daryl’s name does not appear on the lease, his participation and contribution will be felt in the rental rate as he managed the introduction between GSA and the low price offer.  Please contact me with any other questions that you may have regarding this project or GSA’s relationship with Daryl Crotts.

Six years ago, we contracted with Daryl Crotts (Crotts Commercial Real Estate, Inc.) to be the Property Manager of our “Tenants in Common” asset in Wichita, Kansas after having a poor experience with a long distance manager.  He communicates with our steering committee and 11 out- of-state owners.  We did extensive research and interviews prior to selecting Daryl and remain impressed with his work on our behalf.

 Daryl’s strengths include intelligence, attention to detail, business and legal savvy as well as remarkable ethics. While he manages a number of properties, he makes us feel that ours is a priority.  He seems to have his ear to the ground, makes impromptu visits to the property, monitors its on-line presence and consumes its products and services. On occasion he has personally completed tasks to secure the property and upgrade its status.

Daryl monitors area property values and has successfully challenged our property tax rates on occasion without additional charge.  He made reasonable accommodations for the brokerage fees when earned.  His books are up to date and he provides accurate monthly accounting to the steering committee.  He even helped us locate a “lost” owner to distribute her earnings.  I don’t think anyone in our group would hesitate to recommend Crotts Commercial Real Estate, Inc. to potential clients.
